What questions should you ask to estimate the price?
Location has a strong effect on cost: for the same level of finish, renovating in the Paris region costs more than in the provinces, and a flat on an upper floor costs more than one on the ground floor (materials have to be carried up). Surface area matters too: through economies of scale, a small home ends up proportionally more expensive per square metre than a large one.
How extensive is the work?
The price depends directly on the scope: a simple refresh (paint, flooring, finishes), a full renovation (electrics, plumbing, bathroom) or a heavy renovation (changes to the structure). Bringing in specialists (design office, architect, specialised trades) also changes the quote.
Average price per square metre and by spending item
As a guide: a refresh starts at around €250/m2, a full renovation around €700/m2, a heavy renovation beyond €1,100/m2. By item: electrics €80 to €200/m2, plumbing €2,000 to €10,000, windows €300 to €2,000 each, painting €15 to €60/m2, adding a partition wall €50 to €100/m2.
